FHA vs. Conventional vs. USDA vs. VA: Which Mortgage Is Best for Indiana Homebuyers?

If you've started researching mortgages, you've probably encountered the alphabet soup.

FHA. USDA. VA. Conventional.

Then someone tells you one is “better” than another, TikTok tells you something completely different, and suddenly buying a house feels like studying for an exam you didn't sign up for.

Here's the good news:

You don't have to pick your own mortgage program.

I'm Chelsea Lentes, Senior Loan Officer with Ruoff Mortgage in Terre Haute, Indiana, and comparing these options is literally part of my job.

So let's break them down without making this more complicated than it needs to be.

What Is an FHA Loan?

FHA loans are mortgages insured by the Federal Housing Administration.

They're popular with first-time buyers, although you do not have to be a first-time homebuyer to use an FHA loan.

For qualifying borrowers, FHA financing can allow a minimum 3.5% down payment. FHA can also be more flexible in certain credit and debt-to-income situations.

FHA loans do include mortgage insurance, and the home must meet applicable FHA property requirements.

For the right buyer? FHA can be fantastic.

What Is a Conventional Loan?

A conventional mortgage isn't insured by a government agency like FHA, USDA or VA.

Qualified buyers may have down payment options starting as low as 3%, depending on the program and eligibility.

Conventional financing can be especially attractive for borrowers with stronger credit profiles, but that doesn't automatically mean conventional is better.

I've had plenty of situations where a buyer could qualify conventionally, but FHA made more financial sense.

That's why we compare.

What Is a USDA Loan?

USDA financing can provide 0% down financing for eligible borrowers purchasing eligible properties.

And despite the name, USDA financing isn't only for buying a farmhouse in the middle of nowhere.

There are geographic eligibility requirements as well as household income and other program requirements, so the property and borrower both need to qualify.

For buyers looking around Terre Haute and surrounding communities in western Indiana, it's absolutely a program worth checking when applicable.

What Is a VA Loan?

VA loans are available to eligible veterans, active-duty service members and certain surviving spouses.

For eligible borrowers, VA financing can offer 0% down, no monthly private mortgage insurance and other significant benefits.

VA also has its own underwriting, appraisal and property requirements.

If you've earned VA eligibility, I want to make sure we actually compare what that benefit can do for you rather than automatically steering you toward another loan type.

Which Mortgage Has the Lowest Interest Rate?

This is where buyers sometimes get too focused on one number.

The lowest advertised rate isn't necessarily the best loan.

Interest rates can vary based on your loan program, credit profile, loan structure, market conditions and whether you're paying points to obtain a lower rate.

A lower rate that costs thousands of dollars upfront isn't automatically a better deal.

I want to know:

How much will this loan cost you?

What will your monthly payment be?

How much money will you need at closing?

How long do you realistically expect to keep this mortgage?

Those questions matter just as much as the number next to the percent sign.

So, Which Home Loan Is Best?

There isn't one winner.

I might recommend FHA for one buyer and conventional for another buyer purchasing a house at the exact same price.

Another buyer may be a fantastic fit for USDA.

An eligible veteran may benefit significantly from VA.

The best mortgage is the one that fits your specific financial picture and your plans—not the loan somebody on the internet told you was best.
