Is There Really a “First-Time Homebuyer Loan”? What Indiana Buyers Should Know

“I want to get a first-time homebuyer loan.”

I hear some version of this all the time, and it makes complete sense. The phrase first-time homebuyer loan gets used everywhere.

But here's something that surprises a lot of buyers:

There isn't one universal mortgage called the “first-time homebuyer loan.”

I'm Chelsea Lentes, a Senior Loan Officer with Ruoff Mortgage in Terre Haute, Indiana, and when I work with a first-time buyer, our first job is figuring out which actual mortgage program makes the most sense.

That could be conventional, FHA, USDA or VA financing.

And yes, being a first-time homebuyer can sometimes open the door to additional benefits.

Let's make it make sense.

What Loan Can a First-Time Homebuyer Use?

First-time homebuyers aren't limited to one specific mortgage.

Depending on your qualifications, you could potentially use:

Conventional financing – Some qualified first-time buyers may be able to put as little as 3% down.

FHA financing – FHA loans are commonly used by first-time buyers, but here's another misconception: FHA is not a first-time homebuyer-only program. Repeat buyers can use FHA financing, too.

USDA financing – Buyers purchasing an eligible property who meet USDA requirements may qualify for 0% down.

VA financing – Eligible veterans and service members may qualify for 0% down VA financing. And again, VA isn't limited to first-time buyers.

So when someone asks me about a “first-time buyer loan,” my answer usually starts with:

Let's look at you first. Then we'll choose the loan.

Are There Special Benefits for First-Time Homebuyers in Indiana?

Potentially, yes.

Certain conventional programs may offer benefits for qualifying first-time buyers, and Indiana buyers may also have access to various homebuyer or down payment assistance programs depending on current program availability and eligibility.

Those programs can have their own rules involving things like income, credit, property requirements or first-time homebuyer status.

And this is important: down payment assistance isn't automatically the best choice just because it's available.

Sometimes assistance is incredibly helpful.

Sometimes another financing structure gives the buyer a better overall financial picture.

My job isn't to squeeze every first-time buyer into the same program. It's to compare what's available and explain the tradeoffs.

Do You Have to Put 20% Down on Your First House?

Nope.

This might be the mortgage myth I'd erase from the internet first if someone gave me the power.

Depending on your qualifications and loan program, your minimum down payment could potentially be 0%, 3%, 3.5%, 5% or another amount.

Twenty percent down can have benefits, but it is absolutely not a universal requirement to purchase a home.

When Should You Talk to a Mortgage Lender?

Earlier than you think.

You don't need to have a house picked out.

You don't need to know which mortgage program you want.

And you definitely don't need to become a mortgage expert before contacting me.

That's what the pre-approval process is for.
