No judgment — I'd do the same thing. But plot twist: foreclosures in Ohio are climbing (up almost a third from last year, with Franklin County alone racking up 2,000+ filings). Prices, though? Still going up in Columbus. So "the crash" you're waiting for might be more of a myth than an actual event — like Bigfoot, but for real estate.
Good news: you don't need a crash to find a deal. You need to understand how foreclosure buying actually works, because spoiler — it's nothing like a normal home purchase.
Think of it as three different doors, each with its own weird set of rules. Door one: pre-foreclosure, where you negotiate with a stressed-out homeowner directly (slow, but human). Door two: sheriff sale, aka the Wild West of real estate — biggest discounts, zero inspections, cash buyers everywhere, and the court makes you wait 30-60 days after winning just to make it official. Door three: REO, the bank-owned option, which is basically the "civilized" path — you can inspect it, finance it normally, and the paperwork's cleaner.
