VA Home Loans in Indiana: 7 Benefits Many Veterans Don't Know About
Oct 26, 2026
Discover 7 VA home loan benefits for veterans buying a house in Bloomington, Indiana, including zero down payment, no monthly PMI, and refinancing options.
If you're a veteran, active-duty service member, or eligible surviving spouse considering buying a home in Indiana, the VA home loan program may offer some significant advantages.
Yet many eligible homebuyers don't fully understand what their VA benefits can do for them.
As a Senior Loan Officer with Ruoff Mortgage serving Bloomington, Monroe County, and Southern Indiana, I believe veterans deserve to understand every financing option available to them.
Here are seven VA mortgage benefits worth knowing about.
1. You May Be Able to Buy a Home With No Down Payment
One of the biggest advantages of a VA home loan is the possibility of purchasing a home with zero down payment.
For example, on a $300,000 home, a conventional loan requiring 5% down would mean a $15,000 down payment.
An eligible VA borrower with sufficient entitlement may be able to finance the full purchase price, subject to the appraisal and other requirements.
That doesn't necessarily mean zero cash needed at closing. Closing costs, prepaid expenses, and other charges may still apply.
2. VA Loans Don't Require Monthly Private Mortgage Insurance
Conventional loans with less than 20% down commonly require private mortgage insurance, or PMI.
VA loans do not require monthly PMI.
This can create meaningful monthly savings compared with some other financing options.
VA loans may have a one-time funding fee, although certain eligible borrowers are exempt.
3. Veterans With Qualifying Service-Connected Disabilities May Be Exempt From the Funding Fee
The VA funding fee is a one-time charge associated with many VA loans.
However, qualifying veterans receiving VA disability compensation, and certain others meeting VA exemption rules, may not have to pay it.
For eligible borrowers, that exemption can represent substantial savings.
It's important to verify the exemption through the appropriate VA documentation before closing.
4. VA Loans Offer Flexible Credit Underwriting
The Department of Veterans Affairs does not establish a universal minimum credit score for VA purchase loans.
However, individual lenders may establish their own credit requirements.
That means borrowers who don't meet one lender's guidelines may still have options worth discussing.
VA underwriting also considers factors such as residual income, debt obligations, employment, and overall financial stability.
5. VA Loans Can Be Used More Than Once
Some veterans mistakenly believe their VA home loan benefit is available only for their first home purchase.
That's not necessarily true.
Depending on entitlement, previous VA loan usage, and other eligibility requirements, veterans may be able to use their benefits multiple times.
In certain situations, borrowers may even have more than one VA loan outstanding.
6. VA Loans Offer Refinancing Opportunities
Eligible homeowners with existing VA loans may qualify for a VA Interest Rate Reduction Refinance Loan, commonly called an IRRRL.
This program can provide a streamlined way to refinance an existing VA mortgage when eligibility and benefit requirements are satisfied.
VA cash-out refinancing may also be available to eligible homeowners.
Refinancing involves costs, and the benefits should always be evaluated against the borrower's goals and expected time in the home.
7. VA Loans Can Be Used to Purchase Different Types of Eligible Properties
VA financing isn't limited to traditional single-family homes.
Depending on eligibility and property requirements, VA loans may be used to purchase:
Single-family residences
Eligible condominiums
Certain manufactured homes
Properties with up to four residential units, provided occupancy requirements are met
Eligible new-construction homes
The property must meet applicable VA and lender requirements, and the borrower generally must intend to occupy it as a primary residence.
