How Much Money Do You Actually Need to Buy a Home in Fort Wayne?
One of the biggest misconceptions I hear from homebuyers is:
“I need a huge amount of money saved before I can even think about buying a house.”
That isn't always the case.
When you're buying a home, there are several different expenses that can make up the amount of money you need at closing. Understanding where that money actually goes can make homeownership feel a lot less intimidating.
Let's use an example.
Imagine a fictional couple, Marcus and Ashley, looking to purchase their first home in Fort Wayne.
They've been saving money, but they're hesitant to talk to a lender because they don't have 20% available for a down payment.
After getting pre-approved, they learn something important:
A 20% down payment isn't required for many mortgage programs.
Depending on the loan program and their qualifications, their down payment could potentially be much lower.
But the down payment isn't the only thing they need to prepare for.
Their total cash needed could include:
Down Payment — The portion of the purchase price they're contributing toward the home.
Closing Costs — Expenses associated with completing the mortgage and real estate transaction.
Prepaids & Escrows — Money that may be collected for items such as homeowners insurance, property taxes, and prepaid interest.
Earnest Money — Money deposited after an accepted offer to demonstrate the buyer's commitment to the purchase. This is generally credited toward the transaction at closing rather than being an additional cost on top of everything else.
And depending on the transaction, there may be opportunities to structure the purchase differently through things like seller concessions or eligible down-payment assistance programs.
That's why I don't like giving buyers a generic answer like, “You need $20,000 to buy a house.”
The better question is:
How much money do YOU need to buy the type of home you're looking for?
That answer depends on the purchase price, loan program, taxes, insurance, negotiated contract terms, credit profile, and several other factors.
I've seen buyers delay starting the process because they assumed they didn't have enough saved—when what they really needed was someone to sit down, run the numbers, and show them what their options actually looked like.
