Stop Waiting on Mortgage Rates: Buy a Home Based on Your Budget, Not Fear

By Lavonte Robinson | Senior Loan Officer | Ruoff Mortgage

Everywhere you turn, someone is talking about mortgage interest rates.

"Rates are too high."

"I'm waiting until rates drop."

"I'll buy when the market gets better."

I hear these conversations all the time, and I understand the concern. Nobody wants to pay more than they have to for a home.

But here's my question: When did we stop buying homes based on what we could afford and start making every decision based on an interest rate?

People Have Always Purchased Homes, Regardless of the Market

Throughout history, mortgage rates have increased and decreased. The economy has changed, housing prices have changed, and the cost of homeownership has changed.

Yet people continued purchasing homes, raising families, building memories, and investing in their futures.

Interest rates have always played a role in affordability, but they were never the only factor that determined whether someone should purchase a home.

The most important question has always been:

Can I comfortably afford the monthly payment?

Somewhere along the way, we became so focused on finding the perfect interest rate that we started overlooking the importance of finding a home that fits our financial situation.

You're Waiting to Save $50, but How Much Are You Spending on Rent?

Let's put something into perspective.

Imagine you're currently paying $1,600 per month in rent. That's $19,200 annually.

Now imagine you decide to wait another two years before purchasing because you're hoping mortgage rates will improve.

During those two years, you've paid approximately $38,400 in rent, assuming your rent remains the same.

What if, after waiting, the mortgage payment you were hoping for is only $50 less per month?

That's $600 in annual savings.

Now, I'm not suggesting that purchasing is always better than renting. Homeownership comes with additional expenses, including property taxes, insurance, maintenance, and closing costs. Renting also offers flexibility and may allow you to save or invest.

But here's what I want you to consider:

Are you evaluating your entire financial situation, or are you allowing the possibility of a lower interest rate to make the decision for you?

Renting at 100% Interest? Think About It.

You've probably heard the expression that renting is like paying 100% interest.

While rent isn't technically a loan and doesn't carry an interest rate, the expression highlights an important difference between renting and owning.

When you pay rent, you're paying for a place to live, but those payments generally don't build equity for you.

When you purchase a home with a traditional mortgage, a portion of your payment reduces your loan balance. Over time, that can help you build equity, although home values can also decrease.

Neither option is automatically right for everyone.

However, if becoming a homeowner is already one of your goals, shouldn't you at least explore whether purchasing makes financial sense today?

Your Budget Should Make the Decision, Not the Headlines

As a mortgage loan officer, my responsibility isn't to convince everyone to purchase a home immediately.

It's to help people understand their options and make informed financial decisions.

Whether you're looking to purchase in Fort Wayne, New Haven, Huntertown, Auburn, Leo-Cedarville, or anywhere else in Indiana, I encourage you to focus on what matters most.

Can you comfortably afford the monthly payment? Will you have money remaining for savings and emergencies? Does purchasing fit your current financial goals?

If the numbers make sense, concerns about interest rates shouldn't automatically stop you from exploring homeownership.

If the numbers don't work, waiting may be the smartest decision you can make.

And remember, mortgage markets change. Refinancing could become an option in the future, depending on your qualifications and market conditions. However, that opportunity is never guaranteed and shouldn't be necessary to make your original payment affordable.

Purchase based on what you can afford today, not what you hope you can afford tomorrow.

The Best Time to Buy Is When You're Financially Ready

Nobody knows exactly what the housing market will look like next year.

Mortgage rates could change. Home prices could change. Your personal financial situation could change.

But one thing remains true: People have successfully purchased homes through many different market conditions.

They made decisions based on their circumstances, financial capabilities, and long-term goals.

That's the mindset I want to bring back.

Stop allowing headlines to make financial decisions for you. Stop assuming that waiting automatically means saving money. And stop believing that the perfect housing market must exist before you can become a homeowner.

You don't need the perfect interest rate. You need the right home, the right loan, and a monthly payment that fits your budget.

If you're currently renting and wondering whether homeownership is possible, let's run the numbers.

You might discover that purchasing makes sense today. Or we might determine that waiting is the better financial decision.

Either way, you'll have a plan based on facts instead of fear.

To Lead, You Must Serve.
