As a mortgage loan officer, I hear these stories all the time. They also remind me why education matters. The more you understand before you start, the more confident you'll feel throughout the process.
Here are some of the most common surprises first-time homebuyers talk about.
The Amount of Paperwork
Many buyers are surprised by how much documentation is required during the mortgage process. Income documents, bank statements, tax returns, employment verification, identification, and other supporting documents all help your lender verify that the information on your loan application is accurate.
While it may seem overwhelming at first, every document serves a purpose. The goal is to make sure you're receiving a mortgage that's a good fit for your financial situation.
Closing Costs
One of the biggest misconceptions is that a down payment is the only money needed to buy a home.
In reality, buyers should also plan for closing costs, which can include lender fees, title work, appraisal fees, prepaid taxes, homeowners insurance, and other expenses associated with finalizing the purchase.
Understanding these costs early can help eliminate surprises when it's time to close.
The Home Inspection
Many first-time buyers assume a home inspection is a pass-or-fail test. It isn't.
A home inspection is designed to give buyers a better understanding of the home's current condition. Even newer homes can have maintenance items or repairs that deserve attention.
The inspection gives buyers valuable information so they can make informed decisions before moving forward.
The Appraisal
Another common surprise is the appraisal.
An appraisal isn't meant to determine whether you love the home. Its purpose is to provide an independent opinion of the property's market value based on recent comparable sales and current market conditions.
