Last week, a client called me with a pretty exciting real estate situation!
She just sold her investment property in California and is doing a 1031 exchange. (That means she has a limited window to find and purchase her next investment property - and she has until February to get it done)
Her goal? Find another property to add to her investment portfolio
Her question? Could a DSCR loan be a good fit?

A Debt Service Coverage Ratio loan is designed with real estate investors in mind. Instead of focusing solely on your personal income, the property's potential rental income plays a major role in determining whether the property can support the proposed debt.
Basically, the property gets to help make the case for itself.
And this is exactly why I LOVE when clients call me before they find the house.
Because when you're dealing with a 1031 exchange, financing, rental income, investment goals and a deadline... there are enough moving parts without adding "Oops, I should've called my lender first" to the list.
